If you’re thinking about selling in the spring, you need to start getting your property ready now! Today, we’ll go over a few simple things you can do before your home hits the market.

The first thing you should do is walk through your house as if you were a potential buyer. You can even ask a friend to walk through with you. Make sure you ask someone who will be objective, not someone who likes all the same things you do. Your friend needs to be able to say, “This place smells like cats!” or “This whole room needs to be redone!”

After going through your home, make a list of things that need to be done before you list your property. Obviously, some things don’t make sense for you to do. For example, if you don’t have a pool, don’t install one to attract more buyers. That’s a lot of money to spend, plus bigger projects like that can take a long time to finish.

According to the National Association of Realtors, finished and buffed hardwood floors attract buyers. Cleanliness is the most important thing. Even if your home is outdated, if everything is clean, buyers will still be interested in your home.

If you are considering a remodel, pay attention to areas that matter to buyers, like the kitchen or the bathrooms. You don’t need to do a complete overhaul, but spending a little money on your kitchen and bathrooms can go a long way.

Finally, it is important to be an educated seller. Have a real estate professional look at your home and compare it to other active listings on the market. You can’t decide your home’s value without looking at the bigger picture. A real estate agent will let you know exactly what your home is worth, as well as which renovations will get you the biggest bang for your buck.

Remember, spring is just around the corner! Start looking at your home today and get ahead of the competition. If you have any questions, give us a call or send us an email. We would be happy to help you.
