Why does it make so much sense to list your home on the market during the fall? Here are my top three reasons:
1. There is less competition in the fall and winter months. Because so many home sellers decide to wait until spring to list their homes, the spring is the time of year with the greatest amount of competition from other sellers. This means that if you want to maximize your sales price and exposure, you’ll want to avoid competing with these sellers by selling your home during the fall. Competition is also at its lowest because many of the homes that were listed during spring have either sold or their listings have expired.
2. Buyers in the fall market are more serious. Most buyers want to be in a new home before the holidays and will start searching aggressively during the fall. This is a great time to put your home in front of them, especially if your home is labeled “new” on the MLS.
3. Most homes look their best during the holiday season. Our homes tend to be cleaner during the holiday season primarily because we have to prepare for company more often than we ever do during the rest of the year. Also, I know this may sound crazy, but if you’re baking cookies or other holiday treats, home buyers will actually find your home more appealing.
