1. Keep the reason for selling your home to yourself. You probably want to share why you’re moving with your neighbors, family, and friends. Most of the time, the motivation to sell is positive, but sometimes, you might have a negative reason for moving out of your current home. You don’t want a buyer to learn why you’re selling because they might take advantage of that information during negotiations.
2. Don’t get too emotional, especially during negotiations. This is challenging because you’re not just selling a property; you are selling your home. When a buyer comes through, they’re going to get an inspection done. The inspector inevitably comes back with a list of several things that are “wrong” with your property. You might not think anything is wrong with your home, but try to stay objective.
3. Get an appraisal prior to selling your home. This can benefit you for two reasons. First of all, it’s an independent analysis of valuation that’s done apart from your Realtor’s valuation. You will have a better idea of what your home is worth. Second, if you have the appraisal report in hand, you have a document that you can use in negotiations, especially if the buyer makes an offer that’s too low. The appraisal can help you drive that price where it needs to be.
